Privacy Policy
Who we are
Silkwood Group operates through Silkwood Invest Ltd (registered in the United Kingdom) and Silkwood Investment Management FZCO (registered in the United Arab Emirates under Licence No. 73738, IFZA Business Park, Dubai Digital Park, Dubai). We are registered with the UK Information Commissioner's Office (ICO) and are a member of the Property Redress Scheme.
This policy explains what personal data we collect through silkwoodgroup.com and our sales process, why we collect it, and the rights you have over it. It is written to comply with the UK GDPR and the Data Protection Act 2018.
What we collect
Enquiry and registration data: your name, email address, phone number, country of residence and anything you include in a message when you submit a form, register for supported housing access, request a brochure, or subscribe to our newsletter.
Transaction data: where you proceed with a purchase, the information needed to progress a reservation, identification documents, proof of funds and contact details for your professional advisers. This is collected directly from you, never through the website.
Usage data: standard analytics information such as pages visited, approximate location, device and browser type, collected via Google Analytics only once you have consented to cookies. We also store any campaign tag from the link you arrived through for your current browsing session, so we can tell where an enquiry came from if you choose to send one.
How we use it
To respond to your enquiries and send you the information you have requested, including details of developments and private supported-housing releases where you have registered for them.
To send market insight and new opportunities by email where you have subscribed or registered, every email includes an unsubscribe link, and you can opt out at any time.
To progress reservations and purchases, including sharing relevant details with developers, solicitors, mortgage brokers and management companies involved in your transaction, only ever to the extent needed to complete the work you have engaged us for.
To meet our legal obligations, including anti-money-laundering checks where applicable.
Lawful basis
We rely on legitimate interest to respond to direct enquiries, on consent for marketing communications and non-essential cookies, on contract where we are progressing a purchase for you, and on legal obligation for compliance checks.
Storage and sharing
Your data is held in our customer relationship management system (Pipedrive) and sent through our email providers (Postmark, and MailWizz for newsletters), with access restricted. We use Google Analytics for website measurement, and where you contact us on WhatsApp we use a messaging provider to handle that conversation. These providers process data on our instructions. We do not sell personal data and we do not use it for automated decision making. We share it with the developers, solicitors, mortgage brokers and management companies involved in your transaction only to the extent needed to complete the work you have engaged us for, or where required by law.
Some of these providers, and our own UAE office (Silkwood Investment Management FZCO), are based outside the UK. Where personal data is transferred outside the UK or EEA we rely on appropriate safeguards, such as the UK International Data Transfer Agreement or equivalent contractual protections.
We keep enquiry data for as long as needed to serve you and for a reasonable period afterwards, after which it is deleted or anonymised.
Your rights
You have the right to access the personal data we hold about you, to correct it, to have it deleted, to restrict or object to its processing, and to data portability. To exercise any of these rights, email team@silkwoodgroup.com. You also have the right to lodge a complaint with the Information Commissioner's Office (ico.org.uk).
Cookies
We use a small number of essential cookies to make the site work. With your consent we also use Google Analytics 4 to understand how the site is used, which sets analytics cookies such as _ga and _gid, with IP anonymisation enabled. Nothing beyond the essential cookies is set until you accept on the banner, and we use no third party advertising or social media tracking pixels.
You can change or withdraw your choice at any time using the Cookie settings link in the footer, which reopens the consent banner. Declining also clears the analytics cookies. Separately, links in our marketing emails may pass through a redirect on our own domain so we can record that a subscriber clicked, this uses only an anonymous subscriber reference, never your name or email in the address, and helps us tailor follow ups.
